A homeowner that had moisture and staining on the inside of the garage ceiling contacted us. Taking necessary precautions, we were able to perform an investigation as to what was causing the issue. We discovered a roof leak on the lower level roof. The leak had been undiscovered for so long the existing LVL beam was rotting and severely compromised.
We temporarily supported the existing second story structure and removed and replaced the LVL beam and damaged framing. We replaced the garage doorjamb of the effected side garage door and recapped both garage doorjambs. We removed and replace the asphaltic roofing on the total, lower roof.
In an effort to keep the cost down, we were successful in removing, cleaning and re-installing the existing siding. This effort resulted in the homeowner not having to replace the entire gable end of the house or concern themselves with new siding not exactly matching the existing siding.
